Search for the median home price in Green Bay this week and you will get four different answers, and none of them are technically wrong.
One home-value index puts the average at $289,378 as of June 30, 2026. A three-month window ending that same June puts the median sale price at $295,000, up 7.0 percent from a year earlier. A one-month snapshot from the same source shows an average sale price of $275,000, essentially flat year over year. And a market analytics platform tracking live MLS activity found a median closed price of $330,000 across the trailing six months, sitting underneath an active-listing median asking price of $1,068,075.
That last gap is the one worth stopping on. A $330,000 median closing price against a $1,068,075 median ask isn't a typo or a broken feed. It's two different markets wearing the same city name, and if you're comparing Green Bay to another Northeast Wisconsin town right now, you need to know which one you're actually looking at.

Two things are happening here at once, and untangling them matters more than picking a favorite number.
First, an index-based average and an actual median sale price measure different things. One estimates value across every home in the market whether it's for sale or not. The other reflects only what actually closed. Second, and more useful for anyone shopping right now, the asking price and the closing price describe two different pools of homes entirely. Only 40 homes were active on the market in Green Bay as of July 2026, against 730 closings over the prior six months. When the shelf of what's currently for sale is that thin, a handful of expensive outliers can drag the asking-price median somewhere the closing-price median never goes.
The mismatch isn't random. It's concentrated in a specific kind of inventory that doesn't trade often and doesn't need to discount when it does.
Brown County's lake property market illustrates the pattern at full scale. Bay Harbor Condominiums, a gated Fox River community offering deeded boat slips, occupies a similar tier.
None of that inventory is wrong to be priced where it is. It's simply not representative of what's actually closing. The 730 sales behind the six-month median tell the more common story: a middle 50 percent of closings between $245,000 and $430,000, the range where most buyers and sellers in Green Bay are actually transacting.
Zoom into Green Bay's own sub-markets and the same pattern repeats at a smaller scale.
Westside Green Bay posted a median sale price of $263,000 as of March 2026, up 5.2 percent year over year, a number that tracks close to the citywide closing median. Eastside Green Bay, by contrast, currently carries a median luxury-segment listing price of $290,000, with homes there sitting on the market for a longer 66 days and drawing an average of 3 offers, and roughly 28 homes sold there in the most recent month tracked. A few miles away, the Lombardi neighborhood near Lambeau Field carries its own median list price of $549,900, nearly double the Westside figure.
That's the thesis in miniature. Two neighborhoods inside the same city, on opposite sides of the Fox River, can post medians nearly $300,000 apart depending on which pocket you're standing in. A citywide average tells you almost nothing about what you'll pay on a specific street.
If you take one thing from this, take this: anchor to closed sales in your specific neighborhood and price band, not to a citywide headline number pulled from a different pool of homes than the one you're shopping in.
That means a few practical adjustments. If you're comparing Green Bay to a neighboring community and someone quotes you a number north of $500,000 as "the market," ask whether that figure comes from active asking prices or closed sales, because in Green Bay right now those two answers differ by more than $700,000. If you're watching a specific listing and it feels aggressively priced relative to what you've seen close nearby, that instinct is probably correct. The median active listing in Green Bay sat on the market only about 4 days before going pending as of July 2026, a pace that reflects on ordinary, correctly priced inventory more than it reflects the slower-moving, higher-priced shelf. Homes priced to actual comparable sales move fast. Homes priced to aspiration sit.
For buyers weighing land or investment property in the same market, the pattern holds. Brown County's active land and farm listings, 224 of them as of July 21, 2026, averaged $426,656 overall and $244,829 per acre based on parcels averaging five acres apiece, with prices ranging from $24,900 up to $12 million for the largest development tracts. That spread again reflects a small number of large-scale, high-value parcels sitting alongside a much larger volume of smaller, ordinary listings. The average tells you the shape of the shelf. It doesn't tell you what a five-acre parcel near you is actually worth.
None of this means Green Bay is overpriced or underpriced. It means the single number most people repeat about this market is doing a poor job of describing it, and a little more precision about which number you're using changes how you should read every comparison you make against another town.
Is Green Bay currently a buyer's market or a seller's market? The honest answer depends on the price band. Closings in the $245,000 to $430,000 range, where most transactions happen, move quickly, with an average time on market of 43 days for the three months ending June 2026. The thin shelf of luxury and waterfront listings behaves differently, with longer sits and more room for negotiation, since fewer buyers are shopping in that range at any given time.
Why does an online home-value estimate not match what a similar home nearby actually sold for? Index-based estimates model value across every home in an area using assessment and comparable data, whether or not that home is for sale. An actual closing reflects what a specific buyer and seller agreed to for a specific property in a specific week. The two numbers are answering different questions, and the gap tends to widen in markets with a small, uneven pool of active listings, exactly the condition Green Bay is in right now.
Does the same mismatch happen when I compare Green Bay to a neighboring community? It can, and it's worth checking the same way. Any market with a thin shelf of high-end or waterfront inventory sitting on top of a larger volume of ordinary sales will show the same gap between what's listed and what's closing. The fix is the same everywhere: look at recent closed comps in the specific neighborhood and price range you're actually shopping, not the aggregate number for the whole town.
